Insurance Amendments Approved
Recently owners were asked to vote on changing the Master Deed and Bylaws to clarify insurance responsibility of the Fort Sumter House Association for damages to individual units. These proposed amendments PASSED. Passage requires that 67% of owners approve the new wording: 68% voted to approve, 0% voted to not approve, 32% did not vote. While the 13th Amendment to the Master Deed and 3rd Amendment to the Bylaws are several pages long, they essentially say that each unit owner is responsible for any damage within the walls of their unit and that the Fort Sumter House Association is responsible for any damage “walls out.” The final amendments are in the process of being recorded but you can read the documents by going to this link https://fortsumterhouse.org/?p=869#more-869, and scrolling to the bottom.
Pet Policy Amendment Not Approved
Recently owners were asked to vote on a new pet policy which would allow cats on all floors and dogs on the first floor. This proposed amendment to the Rules and Regulations DID NOT pass. Passage requires that 67% of the owners approve it: 41% voted to approve, 31% voted to not approve, 28% did not vote. This means that pets are not allowed in the Fort Sumter House.

The Board is asking all owners/residents to follow the FSH “no pet” policy. We are owners just like you and we live in the building full-time. We voluntarily perform our duties as Board members and most decidedly do not like being placed in the role of policy enforcer. But for the good of our community we must act in that capacity. We appeal to you as neighbors and friends to follow the “no pet” policy.
