Replacement of HVAC System
Cullum Services will be on premise during the month of April replacing the air conditioning system equipment and insulating the chill water pipes. They expect to complete this work by the end of April or early May, well before the summer season begins. All questions about this project should be directed to Joe Yetsko, our Building Manager (723-0064), or any board member.
Opinion Sheet
The recent letter mailed to FSHA homeowners included an Opinion Sheet to gather owners’ feedback. Owners, please complete the survey and submit to the Building Manager, Joe Yetsko, as soon as possible. The FSHA Board of Directors intends to assess the feedback to help guide us with future expenditures and planning.
New Employee

Landscaping in South Battery Parking Lot
We have hired Outdoor Management to clean up the recently installed landscaping around the SB parking lot. This work should be completed in mid-April. We are paying for this work with the funds obtained in early April by renting the South Battery parking lot to the film crew for “Reckless” – the movie they were filming on South Battery!
Swimming Pool
The board is investigating solutions to correct the discoloration at the bottom of the swimming pool. The pool may need to be drained during the month of April to fix the problem. We will announce when the pool is opened for the swimming season soon. Stay tuned!
Recycing: All-in-One
The Charleston peninsula is now included in the All-in-One Recycling program. It is no longer necessary to separate your recyclables. The signs on the recycle bins will be removed soon.
Master Deed Updates on the FSH Web Site
There are a couple of changes/additions to the Master Deed information posted on the FSH web site (www.fortsumterhouse.org).
Exhibit E was recently amended to reflect the change in square footage and percentage ownership in apartments 609 and 610. This space was combined to form one apartment in 1982. It was officially divided in January of this year (2013) into two apartments and the new square footage/percentage for each apartment is now reflected in the new Amendment 12 and in an updated Exhibit E.
The Master Deed references “Restrictive Covenants” in Exhibits F and G. This document is now posted on the web site. (Note: you will need a magnifying glass to read it!)

Apartment Rentals
The board has received some comments regarding the number of renters in the building. After reviewing the data with the building manager, we learned that currently 15 of the 55 units in the building, or 27%, are rented. It is possible that 2 more units will be rented which would increase the percentage to 31%. In the past, we have maintained averages of 1/3 primary home, 1/3 second home, and 1/3 rental home, so the current split is in alignment with the historical data. We are aware that banks and mortgage companies are concerned when there are more renters than owners living in the building.
New Procedure for Using the Grill
There is a new procedure for using the gas grill that was donated by several residents last fall. When you want to use the grill, contact a staff member on duty to unlock it. A log will be kept to determine usage. We ask, once again, that residents please be considerate of others and clean the grill after cooking – this includes brushing the grates thoroughly. When a gas propane tank is empty, please notify the staff so that it can be refilled promptly.
