Owners who rent their unit must pay an annual fee regardless of the term of the lease or leases during the year and are responsible for furnishing their tenant with a copy of the FSHA Rules and Regulations.
FSHA Owners that rent their unit must comply with all City, State, and Federal Ordinances and Laws.
Pursuant to the City of Charleston Zoning Ordinance, Owners are not permitted to rent their units for less than 30 days. All violations will be reported to the proper authorities.
Owners shall provide a copy of their proposed lease to the FSHA Manager 30 days prior to arrival of Tenant. FSHA has a 30 day first right and option to enter into the proposed lease (with the FSHA being the Tenant) on the same terms as those which are being offered to the proposed Tenant. The FSHA has 30 days to exercise this option (Section 17(i) in Master Deed).
At or before commencement of a lease, the Owner (or Owner’s representative) must meet with the Tenant and provide an initial introduction to the building. It is not the FSHA Manager’s responsibility to meet owners’ tenants at the commencement of a lease to provide an introduction to the building.
All tenants must obtain from the FSHA Manager within one (1) week of arrival a Parking Pass and fill out the Resident Registration Form. Blue Guest Passes for parking cannot be used for Tenants for the duration of their stay
Owner is responsible for any actions or damage caused by their Tenant.
Tenants of Owners are to be considered guests of FSHA and treated as such.
